To ensure a smooth and enjoyable stay for all our guests, please read the following terms and conditions carefully. By making a reservation, you agree to comply with the policies outlined below.

 1. Guest Types

Spill View Villa accommodates the following categories of guests. It is essential to select the correct guest type during booking, as rates and eligibility are based on these classifications:

  • SL Army Corps of Engineer Officer
    Officers currently serving / retired in the Sri Lanka Army Corps of Engineers.

  • SL Army Other Unit Officer
    Officers of the Sri Lanka Army who are affiliated with units other than the Corps of Engineers.

  • Local Civil Personnel
    Sri Lankan residents who are not part of the military.

  • Foreigner
    Non-Sri Lankan nationals currently residing or staying in Sri Lanka who are capable of making payments in Sri Lankan Rupees (LKR).

Guests must upload valid proof of identity during the reservation process. The respective person must be present at check-in to validate the booking. Bookings made under an incorrect guest type may be canceled without refund.

2. Booking & Payment

  • All reservations must be made in advance and confirmed via direct bank transfer or PayHere.

  • Payment must be completed within 24 hours of making a reservation; otherwise, it will be automatically canceled.

  • Accurate payment details and booking information must be provided. Errors may result in cancellation.

  • Upon successful payment, a confirmation message/email with a unique PIN will be sent. This PIN is required to access your booking information.

3. Security & Access Regulations

  • Civil and foreign guests must notify the villa of their vehicle number prior to arrival for security clearance. Entry may be restricted without this information.

  • Vehicle movement in and out of the premises is restricted after 2200 hrs, unless prior approval is obtained under special circumstances.

4. Check-in & Check-out

  • Check-in time: 1200 hrs

  • Check-out time: 1000 hrs

  • The guest who made the booking must be present at check-in and present valid identification.
  • Early check-in and late check-out are subject to availability and prior approval.

5. Additional Charges

  • Food and refreshments can be ordered upon request but are not included in the reservation price.

  • Charges for food, beverages, and additional services will be based on actual consumption.

  • All bills must be settled before departure.

6. Cancellation & Refund Policy

  • Reservations will be automatically canceled if payment is not received within 24 hours.

  • Guests must request cancellations at least 03 days before check-in to be eligible for a refund.

  • Refunds will only be processed in accordance with our Refund Policy.

  • Incorrect payment details or guest type selection may lead to non-refundable cancellation.

7. Guest Responsibilities

  • Guests are responsible for any damages caused to the property during their stay.

  • The villa is located within a military premises, and all guests must adhere to security regulations.

  • Guest privacy is respected, and 24/7 service is available during your stay.

8. Amenities & Services

  • Two air-conditioned bedrooms with king-sized beds and attached hot water showers.

  • Free Wi-Fi and satellite TV for entertainment.

  • A veranda overlooking the Minneriya canal for a peaceful, scenic experience.

  • High-level security as the villa is located inside a military premises.

  • Food & liquor available upon request (not included in booking).

  • Calypso music team available for entertainment upon prior request.

9. Liability & Safety

  • Spill View Villa is not responsible for any injuries, lost belongings, or damages resulting from natural disasters or unforeseen events.

  • All guests must follow military safety protocols and respect guidelines provided by villa staff.

10. Privacy Policy

  • All guest information is kept strictly confidential and will be used only for booking and service-related purposes.
